SUBSTITUTE TRUSTEE'S NOTICE OF FORECLOSURE SALE
WHEREAS, on September 25, 2023, Alesia S. Sims, unmarried woman executed a certain Deed of Trust to Witherspoon & Compton LLC, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for First State Bank, its successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of Lauderdale County, Mississippi, on September 25, 2023, in Book DT 3245, Page 14-25, as Document Number 202308065.
WHEREAS, Towne Mortgage Company, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Towne Mortgage Company, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on April 15, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Lauderdale County in Meridian, Mississippi, to the highest and best bidder for cash the following described property situated in Lauderdale County, Mississippi, to wit:
Lot 14 of Oakland Forest Subdivision, and also beginning at the most Northerly corner of Lot 13 of the said Oakland Forest Subdivision, a subdivision of the City of Meridian, Lauderdale County, Mississippi, and run thence Southeasterly 1.6 feet in the curving right-of-way line of Oakland Forest Court; run thence Southwesterly 7 feet more or less to a point in the Northerly line of said Lot 13, which point is South 55 degrees 48 minutes 13 seconds West 7.0 feet from the point of beginning, thence run North 55 degrees 48 minutes 13 seconds East 7.0 feet to the point of beginning being a part of Lot 13 of and according to Oakland Forest Subdivision, a subdivision of the City of Meridian, Lauderdale County, Mississippi, as per Map Book 7 at Page 27 among the records in the office of the Chancery Clerk of Lauderdale County, Mississippi.
More commonly known as: 6311 Oakland Forest Ct, Meridian, MS 39307
