OF SALE
WHEREAS, on February 16, 2021, Tyler L. Ethridge executed a Deed of Trust to Granville Tate, Jr., as Trustee for Trustmark National Bank, as Lender, with Mortgage
Electronic Registration
Systems, Inc., ("MERS"), as Beneficiary, which is recorded in the office of the Chancery Clerk of Lauderdale County, MS, in Book DT 3085 at Page 156;
WHEREAS, said Deed of Trust was assigned to Trustmark
National Bank in Book DT 3251 at Page 46;
WHEREAS, on October 26, 2023, Trustmark National Bank substituted James Eldred Renfroe as Trustee in the aforementioned deed of trust with this recorded in Book DT 3251 at Page 48;
WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Trustmark National Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney's and trustee's fees, and expenses of sale;
NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on April 24, 2025, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the west main front door of the Lauderdale County Courthouse in Meridian, MS, to the highest and best bidder for cash, the following described property situated in
Lauderdale County, MS, to-wit:
Lot 5 and 1/42 interest in Lot 23, all Block 3 of Russell
Manor, Lauderdale County, Mississippi, as per map thereof in Map Book 5 at Page 89 among the land records in the office of the Chancery Clerk of Lauderdale County,
Mississippi:
LESS AND EXCEPT:
Beginning at the southernmost corner of Lot 5, Block 3 Russell Manor, Lauderdale County, Mississippi, according to map there of recorded in Map Book 5 at Page 89 of the Lauderdale County Chancery Clerk's records; thence from said Point of Beginning run North 58 degrees 14 minutes West 80.60 feet along the South line of said Lot 5; thence South 76 degrees, 45 minutes East 75.28 feet to a point of the East line of said Lot 5; thence South 10 degrees, 41 minutes 25.62 feet along the East line of said Lot 5 to the Point of Beginning; said parcel contains 0.022 acre, being a part of Lot 5, Block 3, Russell Manor,
