WHEREAS, on the 8th day of April, 2015, LATARRUS D. ANDREWS executed a Deed
of Trust to THE JOHNSON GROUP, LLC, Beneficiary, John D. Mayo, Trustee, to secure a Promissory Note; which is of record in Deed of Trust Book 2750, at Page 145 in the Chancery Clerk's Office of Lauderdale County,
Mississippi; and
WHEREAS, default has been made in the payment of the indebtedness secured by said
Deed of Trust, and THE
JOHNSON GROUP, LLC, being the owner and holder of said Deed of Trust, having requested the undersigned so to do, I will on Wednesday, February 19, 2025, offer for sale and will sell within legal hours (between the hours of 11:00 a.m. and 4:00 p.m.) at the front door entrance of the County Courthouse of the County of Lauderdale, State of Mississippi,
a/k/a the Lauderdale County Government Center, 612 22nd Ave, Meridian, MS 39301, to the highest bidder in cash, at public outcry, the following
described property located and being situated in the County of Lauderdale, State of
Mississippi, to-wit: Commence at the Northeast corner of the Southwest 1/4 of the Northeast 1/4 of Section 14, Township 7 North, Range 17 East,
Lauderdale County,
Mississippi; thence West 526.50 feet to a point on the West right-of-way line of the Lauderdale-Toomsuba Road; thence along said right-of-way line; South 26 degrees 49 minutes East 420 feet to the point of beginning of the herein described tract; thence along said right-of-way line, South 26 degrees 49 minutes 00
seconds East 140.29 feet; thence leaving said line. North 78 degrees 49 minutes
16 seconds West 348.70 feet; thence North 39 degrees 02 minutes 15 seconds
West 319.30 feet; thence South 89 degrees 31 minutes 44 seconds East 178.99
feet, thence South 25 degrees 54 minutes 46 seconds East 209.02 feet, thence
South 89 degrees 44 minutes 47 seconds East 209.57 feet to the point of beginning, said tract contains 1.30 acres, more or less, all being part of the
Southwest 1/4 of the Northeast 1/4 of Section 14, Township 7 North, Range 17 East,
Lauderdale County, Mississippi. And including one 2010 Cavalier Manufactured Home 28x80 Serial No.: 463496A/B.
Title to the above-described property is believed to be good, but I will sell only such title as is vested in me as Trustee.
