SUBSTITUTED TRUSTEE'S NOTICE OF SALE

COUNTY OF LAUDERDALE
WHEREAS, on the 18th day of August, 2020, Shelly Carter a married woman, and Jonas Carter her husband, executed and delivered a certain Deed of Trust unto Granville Tate, Jr., Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Trustmark National Bank, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Lauderdale County, Mississippi in DT Book 3055 at Page 132 Instrument# 2020007084; and
WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR RCAF ACQUISITION TRUST by instrument recorded in the office of the aforesaid Chancery Clerk in DT Book 3299 at Page 526 Instrument# 202408045; and
WHEREAS, on the 12th day of February, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in DT Book 3318 at Page 690 Instrument# 202501203; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 26th day of March, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the Lauderdale County Government Center 612 22nd Avenue at Meridian, Mississippi, for cash to the highest bidder, the following described land and property situated in Lauderdale County, Mississippi, to-wit:
Commence at the SW corner of the NW 1/4 of the SW 1/4 of Section 27, Township 7 North, Range 15 East, Lauderdale County, Mississippi, run thence East 1648.76 feet to the point of beginning, run thence North 908.32 feet to a point in the centerline of State Boulevard Extension, run thence South 77 degrees 34 minutes East 195.9 feet along said centerline to a point, run thence South 14 degrees 19 minutes West 82.81 feet to a point, run thence South 0 degrees 09 minutes East 785.67 feet to a point, run thence South 89 degrees 54 minutes West 172.93 feet to the point of beginning, being a part of the NE 1/4 of the SW 1/4 of Section 27, Township 7 North, Range 15 East, Lauderdale County, Mississippi, and containing 3.53 acres, more or less.
And Also: Commence at the SW corner of the NW 1/4 of the SW 1/4 of Section 27, Township 7 North, Range 15 East, Lauderdale County, Mississippi, run thence East 1648.76 feet to a point, run thence North 908.32 feet to a point in the centerline of State Boulevard Extension, run thence South 77 degrees 34 minutes East 195.9 feet along said centerline to a point, run thence South 14 degrees 19 minutes West 82.81 feet to the point of beginning, run thence East 1.0 foot, run thence South
0 degrees 09 minutes East 75 feet, run thence West 1.0 foot, run thence North 0 degrees 09 minutes West 75 feet to the point of beginning, being a part of the NE 1/4 of the SW 1/4 of Section 27, Township 7 North, Range 15 East, Lauderdale County, Mississippi.
I will only convey such title as is vested in me as Substitute Trustee.
