SUBSTITUTED TRUSTEE'S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF Lauderdale
WHEREAS, on the 31st day of July, 2006, Jacqueline
Hartwell, executed and
delivered a certain Deed of Trust unto John J Owens, Trustee for Mortgage
Electronics Registration Systems, Inc. as nominee for Ameritrust Mortgage
Company, Beneficiary, to
secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Lauderdale County,
Mississippi in Book 2173 at Page 455 Instrument# 006994; and
WHEREAS, on the 12th day of April, 2019, the Holder of said Deed of Trust filed a Loan Modification Agreement of Deed of Trust by instrument recorded in the office of the aforesaid Chancery Clerk of Court in DT Book 2980 at Page 530 Instrument# 2019003449; and
WHEREAS, by various
assignments on record said Deed of Trust was ultimately assigned to U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for Legacy Mortgage Asset Trust
2021-GS2 by instrument recorded in the office of the aforesaid Chancery Clerk in DT Book 3223 at Page 340 Instrument# 202304101; and
WHEREAS, on the 31st day of December, 2024 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the
office of the aforesaid
Chancery Clerk in DT Book 3313 at Page 421 Instrument# 202500004; and
WHEREAS, on the February day of 11th, 2020, a
Scrivener's Affidavit was recorded via instrument appearing in the aforesaid land records to correct an error in the legal description in the subject deed of trust; this Affidavit appears in Book 3016 at Page 267 Instrument# 2020000994; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 19th day of February, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the Lauderdale County
Government Center 612 22nd Avenue at Meridian,
Mississippi, for cash to the highest bidder, the following described land and property situated in Lauderdale County, Mississippi, to-wit:
LOT 3 IN BLOCK J IN
BROADMOOR SUBDIVISION, UNIT NO. 3, A SUBDIVISION IN MERIDIAN, LAUDERDALE COUNTY, MISSISSIPPI, AS PER MAP THEREOF IN MAP BOOK 5, PAGE 72 AMONG THE LAND RECORDS IN THE OFFICE OF THE CHANCERY CLERK OF LAUDERDALE COUNTY, MISSISSIPPI.
I will only convey such title as is vested in me as Substitute Trustee.
