WHEREAS, on April 16, 2020, Richard Carl Axtell, Jr.
executed a Deed of Trust to
Granville Tate, Jr., Trustee for the benefit of Trustmark
National Bank, which is
recorded in
Book 3039 at Page 544 as Instrument No. 2020003481 in the office of the Chancery Clerk of
Lauderdale County,
Mississippi; and
WHEREAS, Underwood Law Firm PLLC has been
substituted as Trustee under the Deed
of Trust; and
WHEREAS, default has been made in the terms and
conditions of the Deed of Trust and the entire debt secured thereby has been declared due and payable in accordance with the terms of the Deed of Trust, and the legal holder of the indebtedness secured thereby, Trustmark
National Bank, has requested the undersigned Substituted Trustee to execute the trust and sell the property in
accordance with the terms of the Deed of Trust for the
purpose of raising the sums
due thereunder together with attorney's fees, Substituted Trustee's fees, and expenses of sale.
NOW, THEREFORE,
Underwood Law Firm PLLC, as Substituted Trustee under the
Deed of Trust, will on April 8, 2025 offer for sale at public outcry to the highest bidder for cash within legal hours (between 11:00 a.m. and 4:00 p.m.) at the the northeast facing entrance of the
new Lauderdale County
Courthouse located at 612 22nd Avenue South,
Meridian, Mississippi 39301, the following described
property together with all
improvements thereon situated in Lauderdale County,
Mississippi, being the same property described in the Deed of Trust:
LOT 4 OF OAKHAVEN NO. 4, A SUBDIVISION IN THE CITY OF MERIDIAN, LAUDERDALE COUNTY, MISSISSIPPI, AS PER MAP THEREOF
RECORDED IN MAP BOOK 9 AT PAGE 40 AMONG THE LAND RECORDS IN THE OFFICE OF THE CHANCERY CLERK OF LAUDERDALE COUNTY, MISSISSIPPI.
UNDERWOOD LAW FIRM PLLC will convey only such title as is vested in it as
Substituted Trustee.
