SUBSTITUTE TRUSTEE'S NOTICE OF SALE

WHEREAS, on October 15, 2009, Roy A. Miles and
Barbara J. Miles, husband and wife executed a certain Deed of Trust to ACS Title, Trustee for the use and benefit of
Mortgage Electronic
Registration Systems,
Inc., as beneficiary, as nominee for EntraFund Home Mortgage, LLC, its successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of
Lauderdale County,
Mississippi, on October 22, 2009, in Book 2401, Page 185, as Document Number 008887.

WHEREAS, PHH Mortgage Corporation, successor by merger to Ocwen Loan
Servicing, LLC, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk's Office on October 29, 2024 in Book DT 3306, in Page 73-74, as
Document Number 202409079; and

WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, PHH
Mortgage Corporation,
successor by merger to Ocwen Loan Servicing, LLC, the legal holder of said indebtedness, having requested the
undersigned Substitute
Trustee in said deed of trust, will on March 12, 2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Lauderdale County in Meridian,

From said point of beginning, run thence South 89 degrees 29 minutes 11 seconds East 420 feet to the center line of the Bill Shelton Public Road, run thence South 24 degrees 25 minutes 55 seconds East 100.54 feet in said centerline, run thence South 13 degrees 05 minutes 40 seconds East 109.46 feet to a point in said centerline, run thence North 89 degrees 29 minutes 11 seconds West 420 feet, more or less, to a point due South of point of beginning, run thence North 210 feet, more or less, to the point of beginning,
containing 2 acres, more or less, and being a part of the Northwest 1/4 of the Southwest 1/4 of Section 9, Township 6 North, Range 17 East,
