SUBSTITUTE TRUSTEE'S
NOTICE OF SALE
WHEREAS, on the 1st day of June, 2021, DENNIS D.
MOSLEY, executed a deed of trust to GEORGE
CULPEPPER, Trustee, for B & H LAND HOLDINGS, LLC, which said Deed of Trust is recorded in Deed of Trust Book 3113 at Page 577 in the office of the Chancery Clerk of Lauderdale County,
Mississippi; and
WHEREAS, Amanda C.
Bonner was appointed
Substitute Trustee in the place and stead of George Culpepper, and other named Substitute Trustees, in said Deed of Trust by instrument dated February 25, 2025, and recorded in Book 3319 at Page 450; and
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt
secured thereby having been declared to be due and
payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness having
requested the undersigned Substitute Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expenses of sale.
NOW THEREFORE, I, Robert M. Dreyfus, Jr., Trustee in said Deed of trust, will on the 26th day of March, 2025, offer for sale at public outcry, and sell within legal hours, (being between the hours of 11:00 A. M. and 4:00 P. M.) at the front door of the Lauderdale County Government Complex, the County of LAUDERDALE, State of Mississippi, to the highest and best bidder for cash, the following described property lying and being
situated in the County of
Lauderdale, State of
Mississippi to-wit:
Lot Ten (10) and all that part of Lot Nine (9), lying and
being North of Ponta Creek in Section Three (3),
Township Eight (8) North, Range Eighteen (18) East, in
Lauderdale County,
Mississippi, being in all sixty-eight (68) acres, more or less.
This conveyance is made subject to the reservation of Mrs. Rowena Lyle Simmons of one-half interest in all the oil, gas or other minerals in and to the above described land, as shown by her deed of conveyance dated January 25, 1944, recorded in Book 260, page 58, of the records in the Chancery Clerk's office of
Lauderdale County,
Mississippi.
I will convey only such title as is vested in me as Trustee.
