NOTICE OF SUBSTITUTE TRUSTEE'S SALE

WHEREAS, on June 1, 2020, a Deed of Trust was executed by Gems It Computer
Consultant Agency, LLC, 3510 8th Street, Meridian, MS 39301, to John M. Kinard, Trustee for the benefit of
C & S Rentals, Inc., 3436 Main Street, Moss Point, MS 39563, recorded in Deed of Trust Book 3047, Page 264, Records of Mortgages and Deeds of Trust of Lauderdale County, Mississippi; and,

WHEREAS, C & S Rentals, Inc., appointed Nicole W. Sullivan of Sullivan Law Firm, PLLC, as Substituted Trustee in said Deed of Trust in place of John M. Kinard or any other Trustee, substituted heretofore, by Appointment of Substitute Trustee dated February 20, 2025, recorded as Instrument No. 202501409, in Book DT 3319, Page 437-439, Records of Mortgages and Deeds of Trust in Lauderdale County, Mississippi; and

WHEREAS, default having being made in the terms and conditions of said Deed of Trust, and the entire debt
secured thereby, having been declared to be due and payable in accordance with the terms of said Deed of Trust to C & S Rentals, Inc., and the legal holder of said
indebtedness, C & S
Rentals, Inc., having requested the undersigned Substitute Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust, for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expenses of sale;

NOW, THEREFORE, I, Nicole W. Sullivan, of Sullivan Law Firm, PLLC, Substitute Trustee in said Deed of Trust, will on Wednesday, the 9th day of April, 2025, offer for sale at public outcry, to the highest bidder for cash, within the legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the main West front door of the Lauderdale County Courthouse, 612 22nd Avenue, Meridian, Lauderdale County, Mississippi, 39301 the
following described situated in the County of Lauderdale, State of Mississippi, to-wit:

BEGINNING at the Southwest corner of Lot 5 of and
according to R. O. Dobson's
Subdivision of the South 1/2 of Block 76 of Ball's Survey of the City of Meridian, and run
thence due East along the North line of Eighth Street a distance of 70 feet; thence North parallel with the East line of Thirty-Sixth Avenue a
distance of 92 feet; thence West parallel with the North line of Eighth Street a distance of 70 feet; thence South along the East line of Thirty-Sixth Avenue 92 feet to the POINT OF BEGINNING, being all of Lot 5 and a part of Lots 1 and 4 of and according to R. O. Dobson's Subdivision of the South 1/2 of Block 76 of Ball's Survey of the City of Meridian as shown by map of said
subdivision, recorded in Map Book 2, at Page 24, in the Chancery Clerk's office of
Lauderdale County,
Mississippi.

AND ALSO:

Beginning at the SW corner of Lot 5, of R. O. Dobson's
Survey of the South 1/2 of Block
76 of and according to Ball's Survey of the City of Meridian, Lauderdale County,
Mississippi, a map of which is recorded in Map Book 2, at page 23 of the records of the
Chancery Clerk's office of
Lauderdale County,
Mississippi, and running thence East along the North line of Eighth Street a distance of 70 feet to the POINT OF BEGINNING, and from said point of beginning running thence North parallel with the East line of 36th
Avenue, a distance of 80 feet to the North line of Lot 4,
running thence East along the
North line of Lot 4, a distance of 50.7 feet to the Northwest corner of Lot 3, running
thence South along the East line of Lot 4, and parallel with 36th Avenue a distance of 80
feet to the Southwest corner of Lot 3, and running thence West along the South line of
Lot 4, a distance of 50.7 feet more or less to the POINT OF BEGINNING. The property
hereby conveyed being all of Lot 4 in R. O. Dobson's
Subdivision of the South 1/2 of
Block 76 of and according to Ball's Survey as per plat map thereof recorded in Map
Book 2, Page 23 of the
Records in the Chancery Clerk's office of Lauderdale County,
Mississippi, except 4.3 feet off the west side of Lot 4.

Being the same property conveyed to The Baber Real Estate Partnership, a
Mississippi
partnership, composed of James B. Baber, Eva Baber, Robert White, Wanda White and
Cynthia Baber-Strunk, by Deed from John O. Risher and
Risher Radio Supply
Company, Inc., McComb, Mississippi, a Mississippi
corporation, dated June 13, 1997 and recorded
in Book 1495, Page 701; and also by Deed from Eugene R. Everett, dated July 17,
1997, and recorded in Book 1495, Page 706, both of the Land Deed Records of
Lauderdale County,
Mississippi.

The undersigned Substitute Trustee will convey only such title as is vested in her by virtue of the above-described Deed of Trust and will convey said property in an "as is" condition.
