SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on June 19, 2015, executed GLORIA FOLEY HOPSON and CHRISTOPHER HOPSON a Deed of Trust to JOHN R. GUNN, Trustee for FIRST STATE BANK, which is recorded in Book 2759 at Page 343 in the land records in the office of the Chancery Clerk of Lauderdale County, Mississippi; and
WHEREAS, FRED ANTHONY MONSOUR, was appointed Substitute Trustee in the place and stead of JOHN R. GUNN, in said Deed of Trust by instrument dated December 9, 2024, and recorded on December 16, 2024 in Book 3310 at Page 679; and
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness having requested the undersigned Substitute Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expenses of sale.
NOW THEREFORE, I, FRED ANTHONY MONSOUR, Substitute Trustee in said Deed of Trust, will on FEBRUARY 12, 2025, offer for sale at public outcry, and sell within legal hours, (being between the hours of 11:00 A. M. and 4:00 P. M.) at the front door entrance of the County Courthouse of the County of Lauderdale, State of Mississippi, a/k/a the Lauderdale County Government Center, to the highest and best bidder for cash, the following described property lying and being situated in the County of Lauderdale, State of Mississippi, to-wit:
Commencing at a point situated 350 feet West of the NE corner of the NE 1/4 of the NE 1/4, Section 11, Township 8 North, Range 18 East, Lauderdale County, Mississippi, run thence South 10 degrees East for 425 feet, thence South for 60 feet, more or less to a point in a road, thence run in a Southwesterly direction along said road for 174 feet, thence North 589 feet more or less to the North line of the NE 1/4 of NE 1/4, thence run East along the said line for 75 feet to the point of beginning. Containing one (1) acre more or less.
I will convey only such title as is vested in me as Substitute Trustee.
