NOTICE OF SALE
WHEREAS, on the 18th day of March, 2024, STEVEN W.
EDWARDS and wife,
ASHLEY EDWARDS,
executed a deed of trust to GEORGE ALAN EVANS, Trustee, for MERIDIAN
MUTUAL FEDERAL CREDIT UNION, which said Deed of Trust is recorded in Deed of Trust Book 3270 at Page 410 in the office of the Chancery Clerk of Lauderdale County, Mississippi; and
WHEREAS, Robert M.
Dreyfus, Jr. was appointed Substitute Trustee in the place and stead of George Alan Evans, and other named Substitute Trustees, in said Deed of Trust by instrument dated January 13, 2025, and recorded in Book 3315 at Page 460; and
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and
payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness having
requested the undersigned Substitute Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expenses of sale.
NOW THEREFORE, I, Robert M. Dreyfus, Jr., Trustee in said Deed of trust, will on the 19th day of February, 2025, offer for sale at public outcry, and sell within legal hours, (being between the hours of 11:00 A. M. and 4:00 P. M.) at the front door of the Lauderdale County Government Facility, the
County of LAUDERDALE, State of Mississippi, to the highest and best bidder for cash, the following described property lying and being
situated in the County of
Lauderdale, State of
Mississippi to-wit:
Commence at the Northwest corner of Section 19,
Township 8 North, Range 17 East, thence run South 933.60 feet along fence to fence
corner for the point of
beginning; thence run North 75 degrees 30 minutes East 380.55 feet along fence to fence corner; thence run South 24 degrees 06 minutes East 304.26 feet; thence run South 64 degrees 46 minutes West, 318.20 feet to the East
right-of-way of Chip Pickering Drive; thence run North 40 degrees 59 minutes 30
seconds West 312.28 feet along said right-of-way to the West line of Section 19; thence run North 82.41 feet to the point of beginning, said tract containing 2.87 acres and
located in the NW 1/4 of NW 1/4 of Section 19, Township 8 North, Range 17 East,
Lauderdale County,
Mississippi.
I will convey only such title as is vested in me as Trustee.
