NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a
Deed of Trust dated February 22, 2010, executed by SLAY BOSWELL and AMY M
BOSWELL conveying certain real property therein described to DENISE MCLAURIN, as
Trustee, for Mortgage
Electronic Registration
Systems, Inc., as beneficiary, as nominee for
Regions Bank d/b/a Regions Mortgage , Original
Beneficiary, to secure the indebtedness therein
described, as same appears of record in the office of the Chancery Clerk of Lauderdale County,
Mississippi filed and recorded February 26, 2010, in Deed Book 2421, Page 299; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to
REGIONS BANK D/B/A
REGIONS MORTGAGE; and
WHEREAS, Rubin Lublin, LLC has been appointed as
Substitute Trustee; and
NOW, THEREFORE, the
holder of said Deed of Trust, having requested the
undersigned so
to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and
authority vested and imposed upon said Substitute Trustee shall, on March 18, 2025 within
the lawful hours of sale
between 11:00AM and 4:00PM at the Lauderdale County
Government Center 612 22nd Avenue South Meridian, MS 39301 proceed to sell at public
outcry to the highest and best bidder for cash or certified funds ONLY, the following
described property situated in Lauderdale County,

ACCORDING TO PINEHURST SUBDIVISION IN THE CITY OF MERIDIAN,

MAP BOOK 3 AT PAGE 64 OF THE RECORDS OF THE CHANCERY CLERK OF SAID
COUNTY, AND FROM SAID POINT OF BEGINNING
RUNNING THENCE
NORTHERLY ALONG THE EAST BOUNDARY LINE OF CHOCTAW ROAD 100
FEET, THENCE NORTH 78 DEGREES 32 MINUTES EAST 114.25 FEET, THENCE
SOUTH 10 DEGREES 43 MINUTES EAST 100.07 FEET, THENCE SOUTH 78
DEGREES 32 MINUTES WEST 113 FEET TO THE POINT OF BEGINNING, BEING
ALL OF LOT 25 AND PART OF LOTS 2, 3, AND 24 OF BLOCK "E" OF SAID
SUBDIVISION.
PROPERTY ADDRESS: The street address of the property is believed to be 4010 34TH
AVE, MERIDIAN, MS 39305. In the event of any discrepancy between this street address
and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title
as is vested in me as
