SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on June 14, 2018, JOSHUA R. SATCHER and SARAH E. SATCHER executed a Deed of Trust to JOHN R. GUNN, Trustee for FIRST STATE BANK, which is recorded in Book 2941 at Page 432 in the land records in the office of the Chancery Clerk of Lauderdale County,
Mississippi; and
WHEREAS, FRED ANTHONY MONSOUR, was appointed Substitute Trustee in the place and stead of JOHN R. GUNN, in said Deed of Trust by
instrument dated July 12, 2024, and recorded on July 19, 2024 in Book 3290 at Page 229; and
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and
payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness having
requested the undersigned Substitute Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expenses of sale.
NOW THEREFORE, I, FRED ANTHONY MONSOUR,
Substitute Trustee in said Deed of Trust, will on AUGUST 20, 2024, offer for sale at public outcry, and sell within legal hours, (being between the hours of 11:00 A. M. and 4:00 P. M.) at the front door entrance of the County
Courthouse of the County of Lauderdale, State of
Mississippi, a/k/a the
Lauderdale County
Government Center, to the highest and best bidder for cash, the following described property lying and being
situated in the County of
Lauderdale, State of
Mississippi, to-wit:
Begin at a point 264.90 feet South of the NW corner of the SE 1/4 of the NE 1/4 of Section 9, Township 5 North, Range 16 East, Lauderdale County, Mississippi, run thence North 42 degrees 37 minutes East 523.7 feet; thence South 81 degrees 38 minutes East 120.0 feet; thence South 36 degrees 22 minutes East 44.46 feet; thence South 36 degrees 23 minutes West 958.23 feet to the right of way line of a road, thence North 74 degrees 18 minutes 277.11 feet in said right of way line, thence North 42 degrees 37 minutes East 495.28 feet to the point of
beginning, being a part of the SE 1/4 of the NE 1/4, a part of the SW 1/4 of the NE 1/4, and part of the NE 1/4 of the NE 1/4, all in Section 9, Township 5 North, Range 16 East,
Lauderdale County,
Mississippi.
I will convey only such title as is vested in me as Substitute Trustee.
