WHEREAS, on May 28, 2022, Caleb Britton aka Caleb Chad Britton and Crystal Britton
aka Crystal Michelle Britton, a married couple, executed a Deed of Trust to Tim Williams,
Trustee for the benefit of 21st Mortgage Corporation, 620 Market Street One Centre Square, Knoxville,
Tennessee 37902 as recorded in the office of the Chancery Clerk of Lauderdale
County, Mississippi, as
Instrument 202206035 in Book 3177 at Page 190, reference to which is
hereby made; and,

WHEREAS, said 21st
Mortgage Corporation, under the power granted to it in said Deed of Trust, by instrument dated September 18, 2024, duly spread upon the record and recorded as Instrument 202408033 in Book 3299 at Page 476, in the office of the Chancery Clerk aforesaid,
did substitute the undersigned Jana Nye Manlove in the place and stead of the original
Trustee and of any other
Substituted Trustee; and,

WHEREAS, default having been made in the terms and conditions of said Deed of Trust, and the entire debt secured thereby having been declared to be due and
payable in accordance
with the terms of said Deed of Trust, and the legal holder of said indebtedness having requested the undersigned Substituted Trustee to execute the Trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney's fees,
Substituted Trustee's fees and expenses of sale;

NOW, THEREFORE, I, the

Manlove being the Substituted
Trustee, do hereby give notice that on April 10, 2025, between 11:00 o'clock a.m. and 4:00 o'clock p.m., being the legal hours of sale, I will proceed to sell at public outcry, to the highest bidder for cash, at the West Front Door of the

Mississippi, being more
particularly described as follows:

Commence at the Southwest corner of said North Half of the Southwest Quarter of the Northwest Quarter, said point being a 1/2 inch rebar found; thence run North 89 degrees 59 minutes 01 seconds East for a distance of 155.74 feet to the POINT OF BEGINNING, of the parcel herein described, said point being a 5/8
inch capped rebar set; thence run North 00 degree 00
minutes 59 seconds West for
a distance of 107.17 feet to a 5/8 inch capped rebar set; thence run North 89
degrees 59 minutes 01
seconds East for a distance of 725.44 feet to a 5/8 inch
capped rebar set; thence run South 23 degrees 30 minutes 51 seconds East for a
distance of 95.05 feet to a 5/8 inch capped rebar set; thence run North 89 degrees
59 minutes 01 seconds East for a distance of 348.52 feet to a 5/8 inch capped rebar set on the West right of way of Fellowship Road, a 60 feet right of way; thence run South 00 degree 47 minutes 11 seconds West along said right of way
for a distance of 20.00 feet to a 5/8 inch capped rebar found; thence run South 89 degrees 59 minutes 01 seconds West for a distance of 1,111.58 feet to the POINT OF BEGINNING of the parcel herein described.

Title to the above described property conveyed to Caleb Britton and Crystal
Britton, Husband and Wife, as joint tenants with rights of survivorship from Chad
Britton and Victoria Britton by Warranty Deed dated February 9, 2022 and recorded February 9, 2022 in Bok 3146, Page 12 or Instrument No. 202201323.

And also a 2021 Clayton
Manufactured Home, Model Summit with Vehicle
Identification Number: SAD031008ALAB.

I will convey only such title as is vested in me as Substituted Trustee.
