SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on May 20, 2022, Venetian Properties, Inc., (Vashondra Sterdivant),
executed a certain deed of trust to Peter G. Kelegian, Trustee for the benefit of Finance of
America Mortgage LLC, which deed of trust is of record in the Office of the Chancery Clerk of
Lauderdale County, State of Mississippi in Book DT 3171 at Page 357 and Reformed in
Lauderdale Chancery Cause No. 2024-00665-AR; and
WHEREAS, said deed of trust was subsequently transferred and assigned to FACO REO
SECURITIZATION SUB I LLC by instrument dated October 29, 2024 and recorded in Book DT
3307 at Page 103 of the aforesaid Chancery Clerk's office; and
WHEREAS, FACO REO
SECURITIZATION SUB I LLC has heretofore substituted
McPhail Sanchez, LLC as Trustee by instrument dated January 28, 2025 and
recorded in the
aforesaid Chancery Clerk's
Office in Book DT 3317 at Page 696; and
WHEREAS, default having been made in the terms and conditions of said deed of trust
and the entire debt secured thereby having been declared to be due and payable in accordance
with the terms of said deed of trust, FACO REO
SECURITIZATION SUB I LLC, the legal holder
of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust
and sell said land and property in accordance with the terms of said deed of trust and for the
purpose of raising the sums due thereunder, together with attorney's fees,
trustee's fees and
expense of sale.
NOW, THEREFORE, McPhail Sanchez, LLC, Substituted Trustee in said deed of trust,
will on April 09, 2025 offer for sale at public outcry through duly appointed auctioneer and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the Lauderdale
County Government Center located at 612 22nd Avenue South Meridian, MS 39301 to the
highest and best bidder for cash the following described property situated in
Lauderdale County,
Mississippi, to-wit:
Parcel: 1 Lots 9 and 10, less 58.8 feet off the East side thereof of Block 15 of
Marion Park Survey, a survey located in the City of Meridian, Lauderdale
County, Mississippi.
Parcel 2: 58.8 feet off the East side of Lots 9 and 10 Block 15 of Marion Park
Survey being a survey located in the City of Meridian,
Lauderdale County,
Mississippi.
I WILL CONVEY only such title as vested in me as Substituted Trustee.
