secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Lauderdale County,
Mississippi in Book 2200 at Page 506 Instrument# 011204; and
WHEREAS, Christopher J. Pettigrew and Mary Pettigrew, husband and wife is also known as Chris Pettigrew per the land records of Lauderdale County, Mississippi; and
WHEREAS, on the 24th day of May, 2011, MORTGAGE ELECTRONIC
REGISTRATION SYSTEMS, INC., assigned said Deed of Trust unto THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE
BENEFIT OF THE CERTIFICATEHOLDERS OF THE CWABS INC.,
ASSET-BACKED
CERTIFICATES, SERIES 2007-BC2, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 2494 at Page 615
Instrument# 003600; and
WHEREAS, on the 31st day of January, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the
office of the aforesaid Chancery Clerk in Book 3318 at Page 28 Instrument# 202500891; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 12th day of March, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the Lauderdale County
Government Center 612 22nd Avenue at Meridian,
Mississippi, for cash to the highest bidder, the following described land and property situated in Lauderdale County, Mississippi, to-wit:
Beginning at the Northwest corner of Lot 16, of Block 1, of and according to R. K. Lee's Survey of the East 1/2 of the SE 1/4 of SW 1/4, of Section 1, Township 6 North, Range 15 East, Lauderdale County, Mississippi, as per map thereof recorded in Map Book 1, at Page 84 of the records in the office of the Chancery Clerk of Lauderdale County,
Mississippi, and from said point of beginning running East along the North line of said Lot 16, 67 feet, thence South
parallel with the West line of said Block, 135 feet, thence West parallel with the North line of said Block, 67 feet, thence North 135 feet to the point of beginning.
I will only convey such title as is vested in me as Substitute Trustee.
