SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on the March 31, 2022, Marion D Macomber, executed a Deed of Trust to R.
Cory Anthony, Trustee for the use and benefit of Mortgage Electronic Registration
Systems, Inc., as beneficiary, as nominee for First State Bank, its successors and
assigns, which Deed of Trust is on
file and of record in the office of the Chancery Clerk of
Lauderdale County,
Mississippi, in Deed of
Trust April 1, 2022, in Book No. DT 3163, at Page 469 thereof;
WHEREAS, said Deed of Trust was ultimately assigned to
Renasant Bank by assignment
on file and of record in the office of the Chancery Clerk of Lauderdale County,
Mississippi, in May
15, 2024, Document No. 202404086 thereof; and
WHEREAS, the legal holder of the said Deed of Trust and the note secured thereby,
substituted Wilson &
Associates, PLLC, as Trustee therein, as authorized by the terms thereof, by
instrument recorded in the
office of the aforesaid
Chancery Clerk in December 26, 2024, inBook
No. 3313, at Page 55 thereof; and
WHEREAS, default having been made in the performance of the conditions and
stipulations asset forth by said Deed of Trust, and having been requested by the legal holder of the indebtedness
secured and described by said Deed of Trust so to do, notice is hereby given that Wilson &
Associates, PLLC,
Substitute Trustee, by virtue of the authority conferred upon me in said Deed of
Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for
certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity
pre-approved by the
successor trustee, during the legal hours (between the hours of 11 o'clocka.m.
and 4 o'clock p.m.) at the west front door of Lauderdale County Courthouse, on March 4, 2025, the
following described land and property being the same land and property described in said Deed of
Trust, situated in Lauderdale County, State of Mississippi, to-wit:
Commencing at the Northeast corner of Lot 5, Block "H," Broadmoor No. 2, thence
North 45 degrees 06 minutes West 15.0 feet to the point of beginning, thence North
45 degrees 06 minutes West 100.00 feet, thence South 40 degrees 44 minutes West
214.4 feet, thence South 71 degrees 20 minutes East 44.8 feet, thence South 44 degrees 41 minutes East 58.41 feet, thence North 40 degrees 44 minutes East 195.0
feet to the point of beginning, being a part of Lot 4 and part of Lot 5 of Block "H" of
Broadmoor No. 2, Meridian, Lauderdale County,
Mississippi, as shown by plat in
Map Book 5 at Page 58, as corrected by plat in Map Book 5, Page 75 of the records
of the Chancery Clerk of
Lauderdale County,
Mississippi.
Title to the above described property is believed to be good, but I will convey only such title
as is vested in the
aforementioned Substitute Trustee.
