Mobley, executed a Deed of Trust to John G. Compton, Trustee for the use and
benefit of The Commercial Bank, which Deed of Trust is recorded in Deed of Trust Book 3150 at Page 236 et seq and being instrument no. 202200596 thereof, in the office of the Chancery Clerk of Lauderdale County,
Mississippi, at Meridian,
Mississippi which is the
renewal and extension of Deed of Trust dated October 24, 2016 recorded in Deed of Trust Book 2843 at Page 69 being instrument no. 2016009814 thereof, in the office of the Chancery Clerk of Lauderdale County, Mississippi at
Meridian, Mississippi; and

WHEREAS, default having been made in the performance of the conditions and
stipulations as set out in the Deed of Trust and the said Trustee having been
requested and directed by said The Commercial Bank, to execute the trust; and in strict accordance with the Deed of Trust aforesaid and the laws of the State of Mississippi, the dates for publication of this Notice of Trustee's Sale in The Meridian Star, a
newspaper published in the City of Meridian, Lauderdale County, Mississippi, having been set at the following, to-wit: the 19th day of March, 2025; the 26th day of March, 2025; the 2nd day of April, 2025; and the 9th day of April, 2025. I will on the 16th day of April, 2025, during the legal hours, at the main door of the Lauderdale County
Government Center located at 612 22nd Avenue South, Meridian, Mississippi, offer for sale, at public auction and sell to the highest and best bidder for cash, the following described property situated in the County of Lauderdale, State of Mississippi, and more particularly described as follows, to-wit:

Starting at the Southwest corner of the Northwest 1/4 of the Northeast 1/4 of Section 10, Township 7 North, Range 16 East, Lauderdale County, Mississippi, run thence East 50.0 feet, thence North 777.90 feet to the point of beginning, run thence North 129.65 feet, thence East 277.0 feet, thence South 129.65 feet, thence West 277.0 feet to the point of beginning, being known as Lot 4 in said subdivision.

Title to said property is believed to be good, but I will convey only such title as is vested in me as Trustee.
