EXECUTION of the Circuit Clerk of the First Judicial District of Jasper County, Mississippi, in Civil Action No. 24-42 in the Circuit Court of the First Judicial District of Jasper County, Mississippi, Randy Johnson, Sheriff of and for Jasper County, Mississippi, will sell at public auction for cash the hereinafter described real property owned by Defendant, Brian A. Sciortino, located in the First Judicial District of Jasper County, Mississippi, commonly known as 120 County Road 1830,

Begin at the Southeast Corner of the NE 3 of SW 3, Section 3, Township 3 North, Range 13 East; First Judicial District, Jasper County, Mississippi, as your point of beginning and thence run North 430 feet; thence run West 227.09 feet, thence run North 890 feet, thence run East 442.25 feet, thence run South 1320 feet, thence run West 215.16 feet back to the point of beginning. Begin at a point 368.28 feet West of the Southeast Corner of the NW 3 of the SE 3, Section 3, Township 3 North, Range 13 East, First Judicial District of Jasper County, Mississippi, and thence run North 1320 feet, thence run West 368.28 feet, thence run South 1320 feet, thence run East 368.28 feet to the point of beginning. All of said land containing 11.16 acres, more or less, and being located and situated in the NW 3 of the SE 3, First Judicial District of Jasper County, Mississippi.

Begin at the Northwest
Corner of the NE 3 of the SW 3, Section 3, Township 3 North, Range 13 East, First Judicial District of Jasper County, Mississippi, and thence run South 890 feet, thence run East 545.45 feet, thence run North 890 feet, thence run West 545.45 feet to the point of beginning. All of said land containing 11.16 acres, more or less, and being located and situated in the NE 3 of the SW3, First Judicial District of Jasper County, Mississippi.

Also, a thirty (30) foot wide, non-exclusive, perpetual easement or right-of-way for unobstructed ingress and egress as follows:

Begin at the Northwest Corner of the NE/4 of SW/4, Section 3, Township 3 North, Range 13 East, First Judicial District of Jasper County, Mississippi, and thence run South 15 feet; thence run East 2,637.99 feet across each of the tracts located in the NW 3 of SE 3and the NE 3 of SW 3, and extending fifteen feet on either side of said easement.

Begin at the Southwest Corner of the NE 3 of SW 3 of Section 3, Township 3 North, Range 13 East, and run North 430 feet, run thence East 950 feet, run thence South 430 feet to the South line of said NE 3 of SW 3, run thence West 950 feet, to Point of Beginning. Said lands comprising 9.38 acres, more or less, and lying in the NE 3 of SW 3 of Section 3, Township 3 North, Range 13 East, First Judicial District of Jasper County, Mississippi.

Together with a perpetual right-of-way easement on, over and across the
following described lands:

A Right-of-Way on, over and across all that part of the W 2 of SE 3 of SW 3, lying and being North of a Public Road as it now runs in the Year of 1981, in Section 3, Township 3 North, Range 13 East, First Judicial District of Jasper County, Mississippi, and being 12 acres, more or less.
All real property being hereby conveyed is being conveyed together with all improvements thereon and appurtenances thereto belonging and subject to all covenants, restrictions, easements and reservations now of record affecting the use and enjoyment of the property hereby conveyed.

'13-3-163 and '13-3-169, and will be held at the Main Front Door (South Entrance) of the Jasper County Courthouse, Paulding, Mississippi located at 1782 Highway 503, Paulding, Mississippi 39348 between the hours of 11:00 a.m. and 4:00 p.m., on March 26, 2025.
